In this June 2026 Space Coast real estate update, I break down what is happening across ten Brevard County housing markets and why county-wide averages do not tell the full story.

The short version: mainland communities are generally tighter, while several beachside markets are carrying more inventory. That changes how buyers should negotiate and how sellers should price.

One County. Two Very Different Housing Markets.

Viera currently has just 3.2 months of supply, making it the tightest market measured in this 2026 report series. Cocoa Beach, by comparison, has 7.8 months of supply, while Cape Canaveral is also elevated at 6.8 months.

That 4.6-month inventory gap between Viera and Cocoa Beach changes everything from pricing strategy to buyer leverage.

01 · What Stands Out

Why county-wide statistics can be misleading.

If you only look at Brevard County as one housing market, you may miss what is actually happening locally. Selling a newer home in Viera is not the same as selling an oceanfront condo in Cocoa Beach. Buying in Rockledge is not the same as buying in Cape Canaveral.

That matters because pricing, marketing, negotiation strategy, inspection leverage, and buyer urgency all change depending on the community, property type, and inventory level.

Mainland Markets

Mainland Brevard remains tighter overall.

Viera, Suntree, Rockledge, Cocoa, and Merritt Island are generally running in or near seller-favorable territory, supported by residential demand, lifestyle convenience, employment access, and newer housing options.

Beachside Markets

Beachside inventory is giving buyers more leverage.

Cocoa Beach, Cape Canaveral, and Satellite Beach are carrying more supply, especially in condo-heavy and second-home influenced segments. Indian Harbour Beach is closer to balanced.

The 4.6-month inventory gap between Viera and Cocoa Beach.

Viera’s 3.2 months of supply is the lowest inventory level tracked in this report series. Cocoa Beach has 7.8 months of supply, more than double Viera’s level. Cape Canaveral is also buyer-leaning at 6.8 months of inventory.

That is not a small difference. It is the difference between a market where well-positioned homes can still create urgency and a market where buyers often have more time, more choices, and more room to negotiate.

Viera also showed strong urgency, with 35.3% of closed sales happening in 14 days or less. Rockledge had one of the strongest mainland volume stories, while Viera continued to lead in luxury activity with 41 closed sales above $1 million through June 19, 2026.

05 · Luxury Market

The upper end of the Space Coast market is still active.

Across the markets reviewed, more than 120 homes closed for over $1 million in under six months. Viera led the series with 41 million-dollar-plus sales, followed by Cocoa Beach with 25 luxury closings.

South Merritt Island, Satellite Beach, and Indian Harbour Beach also posted double-digit luxury closings, showing that high-end buyers are still active when the property, location, condition, and pricing align.

06 · Seller Strategy

What this means for sellers.

Sellers need a local strategy, not a county-wide strategy. A pricing approach that works in Viera may not work in Cocoa Beach. A home in Rockledge may need a different marketing plan than a condo in Cape Canaveral.

In tighter mainland markets, sellers can often price more confidently, but overpricing still carries risk. In beachside markets with more inventory, presentation, positioning, professional media, and accurate pricing matter even more.

What this means for buyers.

Buyers should not assume every market is negotiable just because inventory has increased in some areas. In Viera, Rockledge, and certain Merritt Island neighborhoods, the best homes can still move quickly.

In Cocoa Beach and Cape Canaveral, buyers may have more room to compare options and negotiate, especially when similar listings compete for attention.

The smartest buyers are looking beyond list price. They are evaluating days on market, price reductions, building condition, HOA and condo financials, insurance considerations, seller motivation, and the amount of competing inventory nearby.
