Brevard County home sales increased in July 2026 while housing inventory continued to tighten across Florida’s Space Coast. Single-family closed sales rose 4.1% compared with July 2025, while condo and townhouse sales increased 13.5%. The median single-family home price remained at $380,000, while the median condo and townhouse price increased 4.9% to $299,000.

July 2026 Brevard County Housing Market: The Quick Answer

The Brevard County housing market showed stronger sales activity and lower inventory in July 2026. Single-family homes recorded 943 closed sales, a median sale price of $380,000 and 3.5 months of available inventory. Condos and townhomes recorded 227 closed sales, a median sale price of $299,000 and 6.2 months of inventory. Single-family conditions were tighter, while condo and townhouse buyers still had more available inventory.

Brevard County Single-Family Home Market

The Brevard County single-family home market recorded 943 closed sales in July 2026 compared with 906 sales in July 2025, a 4.1% year-over-year increase.

Cash activity increased as well. There were 244 single-family cash purchases during July, up 19.6% from the same month last year.

New listings decreased 6.8% to 1,200. New pending sales were nearly unchanged at 926, down just 0.2% from July 2025.

The combination of higher closed sales, fewer new listings and lower available inventory points to a tighter single-family market than Brevard County experienced one year earlier.

What Is the Median Home Price in Brevard County?

The median sale price for a Brevard County single-family home was $380,000 in July 2026, unchanged from July 2025.

The average single-family sale price increased 1.8% to $471,069, while total single-family dollar volume increased 6.0% to approximately $444.2 million.

The condo and townhouse market followed a different price pattern. The median sale price increased 4.9%, from $285,000 in July 2025 to $299,000 in July 2026.

Are Brevard County Homes Selling Faster?

For single-family homes that closed in July 2026, median time to contract decreased from 47 days in July 2025 to 38 days, a 19.1% reduction.

Median time from the original listing date to completed sale was 79 days, compared with 82 days in July 2025.

Single-family sellers received a median 96.7% of their original list price.

These are countywide statistics. Individual results vary by location, price range, condition, neighborhood, property type and competing inventory.

Brevard County Condo and Townhouse Market

Brevard County condos and townhomes posted stronger year-over-year sales growth than the single-family market in July 2026.

Closed sales increased 13.5%, from 200 transactions in July 2025 to 227 transactions in July 2026.

New pending sales increased 22.8% to 253, while new listings decreased 3.5% to 327.

The median condo and townhouse sale price increased 4.9% to $299,000.

Cash Buyers Remain a Major Part of the Brevard Condo Market

There were 131 cash condo and townhouse purchases in July 2026, an increase of 22.4% compared with July 2025.

Approximately 58% of July condo and townhouse closings were cash transactions.

Cash activity is especially relevant in coastal markets such as Cocoa Beach and Cape Canaveral, where second-home buyers, retirees, investors and vacation-property buyers can represent an important share of demand.

Brevard County Home Sales Increased in Both Property Categories

Single-family closed sales increased from 906 in July 2025 to 943 in July 2026. Condo and townhouse closed sales increased from 200 to 227.

The rise in closed sales occurred while fewer new listings entered the market and total available inventory declined compared with July 2025.

Brevard County Housing Inventory Is Tightening

Inventory is one of the most significant changes in the July 2026 Brevard County housing market.

Single-family active inventory declined to 2,937 listings, down 23.7% compared with July 2025. Months supply of inventory declined from 4.6 months to 3.5 months, a 23.9% reduction.

Condo and townhouse months supply declined from 8.4 months in July 2025 to 6.2 months in July 2026, a 26.2% reduction.

Is Brevard County a Buyer’s Market or a Seller’s Market?

The answer depends on the property type.

Florida Realtors uses 5.5 months of inventory as a traditional benchmark for a balanced market. Inventory below that level generally favors sellers, while inventory above that level generally gives buyers more negotiating leverage.

At 3.5 months of inventory, the Brevard County single-family market falls on the seller-favoring side of that benchmark.

At 6.2 months, the condo and townhouse market remains slightly above the traditional balanced-market benchmark, despite a substantial year-over-year decline in inventory.

Market conditions can vary considerably by location, price range and property type, including single-family homes, oceanfront condos, waterfront homes, investment properties and luxury residences.

“The July numbers show why it’s important not to describe the Brevard County real estate market with one broad headline. Single-family inventory has tightened considerably and homes that sold went under contract faster than a year ago. At the same time, the condo market is seeing stronger sales and pending activity, but buyers still have more inventory and properties are taking longer to secure a contract. The market is active, but pricing and strategy remain very property-specific.”

What Does the July 2026 Market Mean for Brevard County Home Sellers?

The decline in available inventory is encouraging for Brevard County sellers, particularly in the single-family market.

There were 23.7% fewer active single-family listings at the end of July than one year earlier, and homes that successfully sold reached contract in a median of 38 days.

A tighter market does not eliminate the need for accurate pricing. The median single-family sale price remained unchanged year over year at $380,000, while sellers received a median 96.7% of their original asking price.

For homeowners considering selling in Cocoa Beach, Cape Canaveral, Merritt Island, Satellite Beach, Melbourne Beach, Melbourne, Viera or elsewhere in Brevard County, countywide statistics are only the starting point. Recent comparable sales, current competition, pending sales, property condition and buyer activity in the property’s specific neighborhood or condominium should also be considered.

What Does the July 2026 Market Mean for Brevard County Home Buyers?

Buyers should not assume that declining inventory means there are no opportunities in the current market.

The median single-family home price remained unchanged from July 2025, while condo and townhouse buyers continued to have substantially more available inventory than single-family buyers.

Negotiating leverage varies considerably across Brevard County. A well-priced single-family home in a desirable neighborhood can face a very different market than a condo that has been available for several months.

Condo buyers should also evaluate association financials, reserves, assessments, insurance, rental restrictions, building condition and applicable milestone inspection and reserve requirements.

When Is the Best Time to Buy or Sell on Florida’s Space Coast?

Monthly market statistics provide a current snapshot, but timing a real estate decision based only on the calendar can overlook inventory, competition and buyer demand.

I analyzed 67,951 Brevard County residential sales across 60 consecutive months from January 2021 through December 2025 to determine whether there really is a best month to buy or sell on Florida’s Space Coast.

The study found that May produced the highest five-year average number of single-family closings, while August produced the highest five-year average of monthly median sale prices. The condo and townhouse market also showed that the busiest sales period was not necessarily the highest-priced period.

The findings reinforce an important point for buyers and sellers: current market conditions, property type, location, competition, pricing and personal timing can matter more than waiting for one supposedly ideal month.

Are Foreclosures Increasing in Brevard County?

Foreclosure sales increased from a very small base in July 2026, so the percentage change requires context.

There were 18 single-family foreclosure and REO sales in July 2026 compared with three in July 2025, producing a 500% year-over-year increase. There were also three single-family short-sale closings.

Traditional transactions still accounted for 922 of the 943 single-family closed sales during July.

The condo and townhouse market recorded 219 traditional sales, five foreclosure and REO transactions and three short sales.

Distressed sales therefore remained a small portion of overall Brevard County housing activity despite the large percentage changes.
