When Is the Best Time to Buy or Sell a Home on Florida’s Space Coast?
I analyzed 67,951 Brevard County residential sales across five complete years to answer one of the questions I hear most often from buyers and sellers. The data reveals a clear seasonal pattern in how many homes sell — but the busiest month is not necessarily the month when prices are highest.

01 / THE SHORT ANSWER
There really isn’t one “best month” on the Space Coast.
If you come from a northern real estate market, waiting for spring can sound like common sense. Florida’s Space Coast operates differently. We have year-round sunshine, year-round relocation activity and several distinct buyer groups — retirees, investors, second-home buyers, military households, aerospace and technology professionals, and buyers specifically searching for beach or waterfront property. Because of that, Brevard County has seasonal fluctuations without a traditional off-season.

What 67,951 Brevard County sales actually tell us
To test the idea rather than simply repeat conventional real estate advice, I reviewed monthly Brevard County housing statistics from January 2021 through December 2025. Single-family homes and townhouses/condominiums were analyzed separately because those markets behave differently here. The five-year dataset includes 54,457 single-family closings and 13,494 condo and townhome closings.

Spring is busier. But busier does not mean more expensive.
Single-family sales do show a clear seasonal pattern. Across the five years analyzed, May averaged 1,056 closed sales, making it Brevard County’s busiest month. June followed with 1,038 closings, April with 1,036 and March with 1,021. January averaged just 656. In other words, there is absolutely a busier selling season — but transaction volume tells only part of the story.

THE COMPARISON THAT MATTERS

The busiest month was not the highest-priced month.
This is the part of the analysis I think sellers should pay attention to. May had the most transactions, yet its five-year average of monthly median prices was approximately $357,290. August had the highest five-year average at approximately $365,510, with July nearly identical at $365,386. So waiting for the month with the most buyers does not automatically mean waiting for the month with the highest prices.

As Space Coast condo specialists, I kept condos and townhomes separate because the buyer pool can be very different. A Cocoa Beach or Cape Canaveral oceanfront condo may attract a retiree, second-home buyer or investor from another state whose timing has very little to do with a traditional school-year moving cycle. Across Brevard County, March had the highest five-year average sales volume at approximately 278 closings. Yet the highest average of monthly median prices occurred in April at approximately $291,670.

05 / WHY THIS HAPPENS
A monthly median price is affected by much more than the calendar.
Median sale price reflects the properties that happened to close during that month. It does not tell us what the exact same home would have sold for if it had been listed three months earlier or later. A month with more luxury closings, oceanfront properties or higher-priced new construction can push the median higher even without a major change in overall buyer demand.
Property mix
Luxury, waterfront, entry-level and new-construction sales change monthly medians.
Inventory
The number and quality of competing listings can affect negotiating leverage.
Financing
Mortgage rates and affordability influence what buyers can pay.
Property-specific factors
Condition, views, insurance, reserves, assessments and rental rules all matter.
06 / A DIFFERENT KIND OF SEASONAL MARKET
Florida’s Space Coast is not a typical northern housing market.
Severe winter weather can dramatically slow real estate activity in northern markets. Here, buyers continue searching throughout the year for primary residences, retirement homes, vacation properties, investments, oceanfront condos and waterfront homes. Brevard County also benefits from relocation associated with the aerospace, defense and technology sectors. That is why I think of the Space Coast as a year-round real estate market with seasonal fluctuations, rather than a market with one short selling season and a true off-season.

So when should you actually buy or sell?
For sellers: don’t ask only, “What month should I list?”
A better question — one I walk every seller through — is: “When is my property best positioned to compete?” I look at active competition, pending sales, recent comparable sales, price reductions, days on market and the buyer activity within your actual neighborhood, condo building and price range. If those conditions are favorable, waiting several months for a supposedly perfect season may accomplish very little.

For buyers: there isn’t one month when Florida homes suddenly become bargains.
Lower-volume periods can create opportunities, but inventory, seller motivation, mortgage rates, insurance and the availability of the right property matter more than the calendar. I walk every buyer through this — the best buying opportunity is often when the right property, price and financing line up with your personal timing.
The best timing can change depending on where — and what — you’re selling.
Countywide statistics establish the broader trend, but Brevard County is made up of very different submarkets. That is why a timing strategy should eventually move from county data to city data, neighborhood data and, in many cases, building-specific data.
Beachside
Cocoa Beach & Cape Canaveral
Oceanfront condos and beach properties attract retirees, investors and second-home buyers. Building inventory, ocean views, floor level, rental rules, reserves and assessments can matter more than the month.
Waterfront & residential
Merritt Island
Canal homes, riverfront estates, South Merritt Island properties and traditional neighborhoods each have different buyer pools and competing inventory.
Primary residence market
Viera & Central Brevard
Relocation, school calendars, new construction and primary-residence buyers can influence this market differently from beachside condominium communities.
Beachside homes
Satellite Beach & Melbourne Beach
Coastal single-family homes combine local primary-residence demand with buyers specifically seeking the beachside lifestyle.
Luxury waterfront
Indian Harbour Beach & Lansing Island
Gated waterfront enclaves like Lansing Island trade on privacy, dock access and lot size — timing here is driven by rare inventory more than the calendar.
Growing residential market

As one of Brevard’s fastest-growing cities, Palm Bay sees steady new-construction and resale activity from relocation and first-time buyers, on a timeline that runs independently of the beachside seasonal pattern.
How this analysis was calculated
This study uses published Brevard County housing statistics from the Space Coast Association of REALTORS® / Space Coast MLS and covers 60 consecutive months from January 2021 through December 2025. Single-family homes and condos/townhomes were analyzed separately. Closed-sale counts and reported monthly median sale prices were averaged by calendar month, and Pearson correlation was calculated across the 12 five-year monthly averages.
Important statistical note: An average of monthly medians is useful for studying seasonal patterns, but it is not the same as a pooled median of every transaction. Correlation also does not prove causation. 2026 was intentionally excluded because it was not a complete calendar year when this page was prepared.

What is the best month to sell a house in Brevard County, Florida?
According to REALTOR® Bobby Freeman’s five-year analysis of Brevard County MLS data, there is no single month that consistently produces the best result. From 2021–2025, May had the highest average single-family sales volume, while August had the highest average of monthly median sale prices.
Is spring the best time to sell on Florida’s Space Coast?
Spring and early summer are active selling periods, but higher transaction volume does not automatically mean higher sale prices.
Should I wait until spring to list my home?
Not automatically. If your property is ready and current competition and demand are favorable, waiting for a particular month may provide little advantage.
Are Space Coast homes cheaper in winter?
Not necessarily. Lower transaction volume does not automatically translate into lower prices.
