When the First Listing Doesn’t Work
Some of the most meaningful seller stories aren’t the highest-priced sales. They’re properties that had already spent months on the market before a new strategy changed the conversation.

3130 Southern Oaks Drive
Before Bobby represented this Merritt Island home, the property had accumulated about 162 days of market exposure without a successful closing.
The home was repositioned and relaunched with a fresh marketing strategy, went under contract within days and ultimately sold for $1,002,000.
3400 Ocean Beach Blvd #515
This Emerald Seas residence had been marketed during multiple prior listing periods dating back to 2023 without producing a successful sale.
When Bobby took over in January 2026, the property was repositioned at $550,000. The new strategy generated multiple offers and ultimately a $555,000 closing — $5,000 above asking.


8931 Lake Drive #401
Before Bobby took over, this Solana Lake condominium had been on the market for nearly 10 months without selling.
Bobby repositioned and remarketed the residence for the current Cape Canaveral buyer and ultimately produced a successful $466,000 closing.
8700 Ridgewood Avenue #A205
Before Bobby represented this Ocean Oaks condominium, it had been marketed for approximately a year without a successful closing. The prior marketing began at $715,000.
Bobby introduced new positioning and marketing designed to give buyers a fresh look at the property. The condominium ultimately sold for $452,500.


1470 Bayshore Drive
A previous listing began at $1,600,000 and remained on the market through multiple price adjustments without reaching a successful closing.
Bobby brought the property back to market in May 2026 at $1,275,000. It was listed May 14 and under contract May 16 — just two days later.
The property ultimately closed for the full $1,275,000 asking price.
