The June 2026 Brevard County housing numbers tell a story that may surprise buyers and sellers, given the national real estate headlines. More single-family homes and condominiums sold than one year ago; pending sales increased; fewer new listings entered the market; and inventory continued to tighten.

Brevard County Single-Family Home Market

Brevard County recorded 1,033 single-family home sales during June 2026, an increase of 7.8% compared with the 958 homes sold in June 2025.

Cash sales increased 15.1%, reflecting continued confidence among cash buyers, relocating households, retirees, second-home purchasers and investors.

New pending sales rose 2.9%, while new listings declined 3.4%. That combination is significant: more homes were going under contract while fewer new properties were entering the market.

The median single-family sales price increased 2.6% to $400,000, compared with $389,950 one year earlier.

Months of inventory declined from 4.6 months in June 2025 to 3.6 months in June 2026—a year-over-year reduction of 21.7%.

What This Means

More homes sold, buyer activity remained steady and fewer listings entered the market. With inventory tightening and the median price rising, Brevard County’s single-family market continued to favor properly priced and professionally marketed homes.

Traditional and Distressed Sales

Traditional sales increased 7.7%, with a median sales price of $400,000. Foreclosure and REO sales increased 60%, but represented only eight transactions, with a median price of $215,000. One short sale closed during the month at $300,000.

Although the percentage increases in distressed sales may appear large, foreclosures and short sales still represented only a very small portion of Brevard County’s overall housing activity.

Brevard County Condo and Townhouse Market

The Brevard County townhouse and condominium market experienced an especially active June, with 223 closed sales. That was an increase of 25.3% from the 178 sales recorded in June 2025.

New pending sales increased 21.9%, while new listings declined 3.3%. Cash sales decreased 4.9% compared with the previous year.

The median townhouse and condominium sales price adjusted modestly to $269,000, down 2.2% from $275,000 in June 2025.

Inventory declined from 8.6 months to 6.4 months, representing a 25.6% year-over-year reduction.

Condo and townhouse activity increased significantly, pending sales strengthened and inventory declined. Although the median price adjusted slightly, the overall data points to a more active and increasingly balanced market with opportunities for both buyers and sellers.

Traditional and Distressed Condo Sales

Traditional condo and townhouse sales increased 23.7%, with a median sales price of $268,000. Four foreclosure or REO properties closed during June, compared with one a year earlier. No short sales were recorded.

The $762,500 median REO price was based on only four transactions and should not be interpreted as a broad indication of distressed-property values throughout Brevard County.

Tightening inventory and stronger sales activity provide encouraging conditions for sellers, but buyers remain selective.

National housing headlines can describe broad trends, but they cannot explain what is happening in a specific Space Coast neighborhood, condominium building or price range.

Real Estate Is Local—Even Within Brevard County

An oceanfront condominium in Cocoa Beach or Cape Canaveral may perform very differently from a single-family home in Viera, Merritt Island, Melbourne, Palm Bay or Titusville. Even properties within the same ZIP code can experience different levels of demand based on location, condition, insurance costs, updates, views and competing inventory.

The Bottom Line

Brevard County’s June 2026 housing report reflects a resilient local market. Single-family home sales increased, condo sales surged, pending activity improved, and the supply of available properties declined.

The single-family median price rose to $400,000, while condo and townhouse pricing adjusted slightly. Rather than one uniform market, different communities, property types and price ranges are moving at different speeds.

Sellers should focus on accurate pricing, professional presentation and maximum exposure. Buyers should evaluate each property based on its location, condition, ownership costs and competition—not solely on national housing headlines.
